Selling a Home?
Hi, I’m ‘Real Estate Mimi’, leader of the Francis Home Team real estate company and I wanted to talk with you today about the housing market in the Triangle area of North Carolina. Today, I’m focusing on sales of single family, detached homes in Apex, Cary, Holly Springs, Fuquay Varina and Raleigh NC – these are the areas my Team specializes in and where most of you live, too.
I got several calls this week asking about a newspaper article last weekend that said home sales in the Triangle area were *way* down. In the cities and towns I mentioned just a minute ago, only 433 homes were sold in November, compared to 725 homes sold in that month last year. Remember, though, that at the end of 2009, first time buyers were scrambling to buy a home before the end-of-year deadline for the First Time Home Buyers Tax Credits (which were then extended into 2010, anyhow).
But one month is a pretty narrow ‘window’ through which to view the entire housing market. If we look at year-to-date sales – January 1st thru November 30th – 2010 was actually a much better year. Over 6,300 homes were sold in Apex, Cary, Holly Springs, Fuquay Varina and Raleigh in 2010, compared to less than 3,500 in 2009!
The combination of incredibly low mortgage rates, motivated sellers and our strong underlying economy, make it a *great time* to buy a home in the Triangle. We helped a Buyer go Under Contract on a brand new home just this week. The house is in Wake County, has granite counters, hardwood floors and stainless steel appliances *and* we got the builder to pay for a stainless steel fridge, washer, dryer, blinds and garage door opener. This particular buyer will have to pay $3,000 to break the lease on their apartment but they’re thrilled because that’s less than they would have had to pay for the appliances and the blinds and they’ll be paying less every month than they were paying to rent.
